CML: Mortgages Most Affordable for Eight Years

The persistence of low interest rates has helped make monthly mortgage payments for first-time buyers the most affordable for nearly eight years, according to figures from the Council of Mortgage Lenders.
The data shows that, although first-time buyers' deposit requirements have remained stable in recent months at an average of 20%, their monthly interest payments have continued to fall and now typically consume 12.3% of income – the lowest level since January 2004.
Affordability for movers also improved, with this group paying an average of 9.2% of income on mortgage interest, the lowest level since monthly records began in 2002. However, despite the improved affordability of monthly mortgage payments, deposit requirements for borrowers and the uncertain economic outlook are continuing to bear down on lending activity.
In October, 44,500 loans for house purchase (worth £6.5billion) were advanced, down from 48,200 (worth £7.1billion) in the preceding month and from 46,900 (£6.8billion) in October 2010.
Loans for remortgaging totalled 28,900 (£3.6billion) in October, down from 34,200 loans (£4.3billion) in September and 29,100 loans (£3.6billion) in October last year.  The decline in house purchase lending affected both first-time buyers and home movers.
First-time buyers took out 16,400 loans, worth £2billion, in October, a 10% reduction from September’s total of 18,200. Compared with last October, however, borrowing by first-time buyers was down by just 1%, with no change in lending by value.
Although affordability of monthly interest payments for first-time buyers improved, average deposits for this group remained static for the eighth month in a row. Improved affordability for first-time buyers mainly reflects lower interest rates.  In October, the take-up of repayment mortgages increased yet again, to 97% for first-time buyers and 83% for movers.
Paul Smee, CML Director General, said: "Despite the fall in lending in October, it is possible that we will see signs of increased activity by first-time buyers in the early months of next year, as we approach the end of the Government’s stamp duty concession at the end of March. The underlying picture of the market overall, however, is level, albeit at low levels of lending activity."

For several years Mark and Lyn Viney yearned to move to Torbay. They were so keen to live in Paignton orTorquay that for the last three years, they had visited the Bay twice every month in the summertime and monthly in the winter.

At that time, they were living in the quaint Cornish village of Tintagel but what they really wanted was to enjoy their life in a Devonshire coastal town. Torbay was ticking all their boxes so they decided to take the plunge and move. They contacted Williams Hedge Estate Agent during their house search who recommended a visit to a house in St Andrews Road, Roundham. The owners of the house, Matthew and Sarah Clarke of The Torbay Book Shop had just decided to sell their home and the newly formed Williams Hedge Estate Agents were appointed as agents. They were delighted to market the beautiful Edwardian house taking full advantage of its delightful character features, exceptional presentation and extensive accommodation over three foors, plus a large basement.

When Jon Williams of Williams Hedge showed Mark and Lyn around the house they knew they had found their perfect home. Having agreed to buy the house, they set about preparing to move. Everything went to plan and they have now moved into their wonderful new home.

Can you sell your home in winter, the slowest and dreariest sales season of all?

It may not be quite what you think...............

Follow our top tips to ensure you have the best chance of selling this season.

You can use "seasonal" staging, the reduced competition and some seasonal opportunities to your advantage. You wouldn't necessarily always choose to sell your home in winter, but there are certain extra steps you can take to really help your chances.
Many homeowners pull their houses off the market by year's end if they haven't sold. That's understandable, however it creates less competition for those that are left on the market or just entering the market.  Remember it only takes one person to buy your home.

Here are Williams Hedge top tips:

1. Remember the basics.

Taking care of needed maintenance and repairs is obligatory in any season. A thorough cleaning and getting rid of clutter are equally essential. And tidying up the garden and touching up the exterior appearance to improve the curb appeal also can make the difference between deal or no deal.
In a slow market, nothing counts more than pricing competitively.

2. Warm and cosy.

Home staging -- techniques used to make your house look bigger, brighter, warmer and more appealing -- takes on a new focus in winter. To convey a cosy impression in winter, it may well pay you to turn up the thermostat and have a fire roaring especially if it is an open fire or woodburner. It will give you a definite edge over the many vacant, unwelcoming and cold homes on the market.
"If you have a vacant house in winter with the heat turned down or off, chances are someone will make a very low offer"

4. Good lighting is essential.

Your home may appear darker due to less daylight. Fight the gloom. Turn on all the lights possible for visitors - this is no time to worry about the electric bill. Open blinds, curtains and remove nets to let natural light pour in. Make sure to clean any windows to maximise light.
We will encourage showings during high-daylight hours. Showing after work in the dark isn't a great idea. However if light is failing ensure all lamps are working and add a timer control if necessary.  Remember buyers will still have a drive by - make sure outside lights are all in working order.

Generally speaking buyers at this time of year are more committed, there are less viewers "just taking a look around".   Our generally mild climate means that sales are more consistent all year round.  It is often sellers perception that determines when they market not our actual business levels.  December is the month when the fewest sales take place but this is due to the holiday period not the weather and season.

Mortgage Deals



Best Mortgage Deals this month
 Recent reports have shown that the average fixed and tracker mortgage rates have fallen to their lowest level since 1988. Moneyfacts.co.uk have reported that the average two year fixed rate is now 4.32% and the  average five year fixed rate mortgage is 5.29%. Tracker mortgage rates  have also fallen; a 2 year tracker mortgage rate now averages at 3.58%.
Previously it was just those with a high deposit that could benefit  from reductions in mortgage rates but now discounts are being applied  across all Loan to Value (LTV) tiers. Michelle Slade, spokeswoman for Moneyfacts.co.uk explains; “While rates may still fall slightly it is likely that some  lenders will instead opt to make existing competitive deals available to  the lower LTV bands.”
 Where can I find these mortgage deals?
 We've looked at all the current mortgage deals available and independently picked the ones we think offer the best deals:
Best long term fixed rate
Nationwide 5-year fixed rate mortgage. This is the current market leading five year fixed rate mortgage, it  offers a fixed rate of 3.89% with a £900 mortgage arrangement fee (£300  paid back for First Time Buyers). You will need at least a 30% deposit  to benefit from this deal.
Best 2-year fixed rate
Woolwich 2-year fixed rate mortgage This mortgage has a high mortgage arrangement fee at £1,999 for a 2.69%  rate. They do offer a lower mortgage arrangement fee with a higher rate  of interest which may suit you better depending on your  circumstances. This mortgage rate is for those with a 30% deposit.
Best tracker mortgage rate
Woolwich 2-year tracker mortgage .  This deal offers a 2.29% initial rate until 31/08/2013, rising to a  rate of around 3.49% subsequently. To receive this rate you will need a  30% deposit and pay a £999 mortgage arrangement fee.
First Direct 2-year tracker mortgage If you can stretch to a 35% deposit then you can benefit from First  Direct’s 1.99% initial rate (2 years) and a subsequent rate of 3.69%.
The best offer depends on your circumstances, how much you are borrowing and over what period of time.
Best low deposit mortgage rate
HSBC have just launched a  range of mortgages for people with a 10% deposit. They offer a tracker  mortgage at 4.19% above base rate or a 2 year fixed rate of 4.99% both  of which come with a £599 mortgage arrangement fee.
Best first time buyer mortgage rate
Yorkshire Building Society- Are offering a fixed rate of 5.39% until 30th Sept 2013 with a 10% deposit. In addition, they are offering a number  of incentives for First Time Buyers including no arrangement fee, legal  fees paid and £500 cashback.

GOOD TIME TO BUY!


Renting a home in Britain is currently 9.7% more expensive than owning on average. And it is cheaper to buy instead of rent in four in five of the 50 largest towns and cities across the country, according to the latest research from leading property website Zoopla.co.uk.
The research looks at the current asking prices and rents of two-bedroom flats around the country and assumes interest-only mortgage payments of 5% p.a. to provide a comparison to the cost of renting.
The range of results by location provides some very interesting insight into where it is best to rent instead of buy and vice versa. Milton Keynes tops the list of places where renting is the far less attractive option with average rents exceeding the cost of servicing a mortgage by a staggering 43%, leaving renters there on average £2,964 per year worse off compared to owners. At the other end of the scale, it is currently much more cost effective to rent in Poole than buy with renting 27% cheaper and the average tenant better off by £3,240 per year by renting instead of buying.
Even in London, which has by far the highest property prices in the country and where the average 2 bedroom flat is going for £431,366, buying is still 16% more cost-effective than renting. With average rents at £2,137 per month in the capital versus an average cost of a 5% interest-only mortgage at £1,797 per month, renters pay an extra £4,080 annually compared to owners.
Nicholas Leeming, business development director of Zoopla.co.uk, commented: "The relative cost of renting as opposed to buying has increased over the past 12 months as rents have risen and house prices and interest rates have remained flat. Almost 750,000 would-be first-time buyers have reluctantly ended up as renters over the past 3 years as a result of being unable to get a mortgage. With current house prices and interest rates where they are and with rents on the rise, for those who can get a mortgage, there may never have been a better time to buy."
